Managerial Policy

Based on our corporate philosophy of "contributing to the creation of a prosperous society through the challenge and creation of urban dwelling spaces," the Company conducts business activities with a focus on the planning, development, and sales of studio-type condominiums and family-type condominiums intended for investment. Our basic policy is to achieve sustainable growth and improve corporate value by increasing profit while contributing to the affluence of society through our business activities.

Management Strategy

The Group will continue to actively plan, develop, and sell studio-type condominiums and family-type condominiums for investment, and to buy and sell pre-owned condominiums.
The management strategy of each business segment is listed below.

①Real Estate Development Business

Real Estate Development Business Sales of investment-type condominiums are the main business of the Group. In consideration of how our properties are mainly purchased as investment-type properties, when selecting a development region, we carefully select sites in the Tokyo metropolitan region and surrounding regions where steady rental demand is forecasted. We will continually supply products with high added value.
In terms of sales, in addition to improving the proposal ability and consulting ability of each salesperson, we are working to diversify our sales channel in order to increase the number of units sold. With a focus on call center marketing, we will actively utilize diverse sales channels such as the formation of Company member organizations and holding seminars in an effort to identify latent demand.
In terms of procurement, the Company has emphasized consistent profitability and engaged in accurate procurement activities by flexibly responding to changes in the business environment. Based on this fundamental policy, we will strengthen our information ability and develop highly-profitable properties moving forward.
Also, in response to growing demand for pre-owned condominiums, we will enhance our procurement and sales systems in an effort to expand our transactions.
Furthermore, in terms of sales for family-type condominiums, we will utilize the know-how cultivated through development of investment-type condominiums, and will continue to provide living environments which offer peace of mind and relaxation.

②Real Estate Management Business

Real Estate Management Business In the real estate management business, while focusing on new management contracts for the Gala Condominium series and the Gala Residence series, we will also undertake management contracts for the properties of other companies in an effort to increase earnings.
In order to support the long-term investments of buyers, we will strengthen our rental management systems and work to further enhance our service system.
We will strive to enhance our consulting capability for proposing long-term repair plans for properties and for providing accurate advice, thus creating satisfaction in both buyers and residents.

③Construction Business

Construction Business We make every effort to improve our technical capabilities in building design, construction, and contract work, as well as to increase our ability to secure orders and improve profitability.

④Japanese Inn Business

旅館事業 In the Japanese inn business, in order to further expand business, we will strive to improve service quality, to strengthen our ability to attract guests, and to improve profitability.

In addition to the above, we will actively engage in new businesses that match the management resources of the Group.

Objective Indicators, etc., for Determining the Status of Achieving Management Goals

In our basic policy of achieving long-term and steady growth, the Company gives priority to our ordinary income ratio. When promoting projects, while quickly responding to changes in the environment surrounding the real estate market, we will emphasize profitability without pursuing simplistic expansion policy, and aim for the stable achievement of an ordinary income ratio of 10% or more.
